We are moving to Provo/Orem, downgrading. Dh is about to start flight instructing, and will only be making about $800 a month, in a really good month, so we are going to be pretty poor for a while. South Jordan is where I'd like to be some day, close to the temple.

No agent, we're doing it FSBO, I can't lose a penny because we need exactly what we are asking in order to pay for his ratings and live off of. But thank you!

We are doing FSBO too! I've shown the house quite a bit, but nobody has made an offer yet. Are you having any luck with people wanting to come and see it?

What does FSBO stand for?

I don't blame ya for wanting to do FSBO (for sell by owner), I'd try and do the same thing if it were me too! If you need one later and want to look into my SIL let me know. She is fairly new at real estate but she works so hard for the people listing/buying houses.

Are you having any luck with people wanting to come and see it?
The sign has been up for one week and we've had 3 people look, and one offer, but it was an offer that would have given us $200 so we said no. Next week I will probably put an ad in the paper, and then maybe in a month look at doing an MLS listing but no agent. I just can't swallow the concept of giving an agent more than what I'll get myself. If we hadn't maxed out our equity line we'd be able to take a lower offer, but too late for that lol.

I hear ya! We did the same thing, so we don't have much flexibility on what we can take. I'd love to know why we haven't gotten an offer though. We've had at least two sets of people that I thought we would hear from for sure. I've shown the house about twice a week for the last 3 weeks.(That's how long our sign has been out.) I kind of wish we would just sell it so I could quit cleaning like a madwoman! It's so hard with little kids to keep it super clean!

Stacey.....we just had a market analysis done on our house by a broker and she said it is hard to sell a house when ya have kids or an indoor dog/cat (which we have a dog). And just for the reason you said, keeping it clean, and that sometimes kids like to give the tour of the house, lol.

Michelle...your house is beautiful. Are you going to be so sad leaving it? I know I would be!

Jeremi ~ We have a cat that likes to gve tours of the house! The kids have actually been really good about staying out of the way. The last person that came through didn't like the swamp and said it smelled moldy. So we are going to try to fix the moldy smell, even though DH and I don't notice it. Whenever someone calls I go into psycho cleaning mom. My oldest DS told me the other day that he was tired of cleaning up his room! Poor kids!

Yes, the saddest thing is that we have been having huge garage sales to get rid of all the stuff we thought we "needed" that we know won't have room for, including a lot of toys, and Caleb kept saying things like "Mom, that guy took my toy..." Makes me want to cry He took his first steps in that house, it was our first house together, etc. I told dh we need to move every 6 months so we never get emotionally attached to a place or neighbors again lol. The saddest part of all of it will be leaving the neighbors. I don't think I'll ever find better friends then those guys!

We sold our house two months ago on our own in six days. Now, I know its a much hotter market here in California, but here are some things we did to make it sell quick:

-Put literally 1/2 of our things in storage to make it look cleaner and bigger!

-Only showed the house when the kids were not there. Before I would show the house, I would take them to sitter's or have Dh take them to the park (if he was off work)

-Held an open house all day Sat.

-Had my mom babysit the cat so there was no pet hair/odors

-Planted tons of new flowers in the front to give it a colorful/happy look

-Painted the front door to give it a fresh/new look

-Let the people wander around the house mostly by themselves without me following them so they could look comfortably with no pressure

-Advertised in the paper and craigslist and put up signs

Oh thanks for that! We've done a lot of that, but right now it looks pretty cluttered since we are in the middle of garage sales. I hope most of it will be gone tomorrow and then I can start packing so it looks less cluttery. How did you do the open house? Just an ad in the paper and then stayed there all day or what? What kind of info did you give people? Did you tell them upfront exactly what you wanted or wait until they made an offer?

Yes, we put ads in multiple newspapers and also on craigslist (there is a section for Utah, I think). And we had a big sign in front of our house. Also, we put up signs on big street corners with "open house, this way" (with an arrow) so that cars would see and people could drive to it.

Our open house was from 12-5 on a Sat and we had my mom watch the kids in her home so that our house was quiet and clean. We had proffessional looking flyers in front that people could take with pics of the house, lively description, information on sq footage, etc that also had our asking price on it.

Make sure nothing in your home that people might see is damaged or dirty because if people see even one yucky or broken thing, they will tend to take away an image of the whole place being not up to par.

We also had the kitchen cabinets painted (could have done it ourselves but we were in a rush to sell so we paid someone) and we got so many comments on how great the kitchen looked. It definitely gave the place an upgraded/new feel. From what I have read, people care most about the feelings they get when they are in the kitchens and bathrooms so concentrate on making those areas pleasing.

Thanks again, luckily it's a new house so there isn't anything yucky or broken, but I will def. concentrate on the kitchen and bathroom staying clean!

That is what the broker said too, make the kitchen and bathroom spotless clean for sure! She said take down family pictures/pics of kids, only one item per shelf/counter/table if you have like an entertainment center or something. Keep it as simple as possible and take most of your stuff out if you can. The less stuff the better.
